Fire Rescue Victoria (FRV) responded to a structure fire at 12.49pm on Hannah Close, Glen Waverley after callers to Triple Zero (000) reported a unit fire.
Firefighters arrived on scene within five minutes to find a double-storey townhouse, about 12m by 12m, heavily involved in fire.
Crews wore breathing apparatus and entered the structure to contain the blaze, while external operations protected adjoining homes.
The fire was deemed Under Control at 2.05pm.
A total of 38 firefighters and 12 appliances, including a Teleboom, responded.
The occupants safely evacuated with no reported injuries, however, the townhouse had suffered extensive damage and there was minor fire spread to adjoining homes.
The cause of the blaze has been attributed to Christmas tree decorations.
Victoria Police and Ambulance Victoria attended in support of FRV operations.
